Turnkey Property Management Service

Online Portal Access
- Rental owners will have access online to view her property details, income, applications, maintenance requests, reporting, etc
- The tenant will have an online portal to make payments, submit maintenance requests and general requests, view announcements, and review documents
Repairs and Maintenance
- From routine maintenance tasks to emergency repairs, our team handles all aspects of property upkeep, preserving the value of your investment and keeping tenants satisfied.
- We have dedicated maintenance staff to address most maintenance issues
- If maintenance is utilized, regardless of the job a flat rate of $40/hour will be charged and depending on the location a trip fee ($50) and a no show fee ($75)
Rent Collection and Financial Management
- Leave the hassle of rent collection and financial management to us. We ensure timely rent payments and provide detailed financial reports to keep you informed about your investment’s performance. We will collect all rent payments and deposit them into the rental owner’s account via direct deposit. Tenants have the option to pay credit, ACH, or cash via a retail location like CVS or Walmart
Lease Administration and Compliance
- We take care of lease agreements, renewals, and compliance with local regulations, ensuring that your rental properties operate smoothly and within the law. We will prepare and execute leases with tenants and ensure all tenants maintain an active lease
Resident Screening
- We rigorously screen potential tenants to find reliable, responsible occupants for your properties, minimizing vacancies and maximizing rental income. We will run credit, criminal, and eviction reports for each application received in addition to completing income, employment, and rental history verification
Inspections
- We will send maintenance to view the property 1-2 times a year to ensure it is being properly maintained
Evictions
- If the off chance that a tenant become delinquent and we are not able to work with them on a resolution; or if they are in a serious violation of their lease, we will handle the complete eviction process
Housing Choice Voucher Program (Section 8)
- We specialize in working with local housing authorizes to find tenants and complete the paperwork and inspections required to be in compliance. We work with many of the local organizations, such as, Dallas Housing Authority, Arlington Housing Authority, Tarrant County Housing Authority, Fort Worth Housing Solutions, etc
